HOW SHOULD I PRICE MY HOME?

Pricing should reflect what buyers are willing to pay in the current market — not simply what a seller hopes to receive or what a neighboring home sold for months ago.

I look at recent comparable sales, competing homes currently on the market, buyer activity, condition and the features that make your property different. From there, we can determine a pricing strategy designed to attract attention while protecting your negotiating position.

WHAT SHOULD I FIX BEFORE PUTTING MY HOME ON THE MARKET?

HOW LONG WILL IT TAKE TO SELL MY HOME?

There isn’t one answer that applies to every home. How quickly a property sells can depend on its price, condition, location, competition and the level of buyer activity when it enters the market.

We can look at recent sales and current market activity to get a better idea of how long similar homes are taking to sell. Once your home is listed, I’ll also watch showings, buyer feedback and competing inventory for signs that we may need to adjust our strategy.

The goal is not simply to sell quickly — it’s to make good decisions throughout the process and get you to the right result.

HOW DO SHOWINGS WORK WHEN I’M STILL LIVING IN THE HOME?

Most sellers continue living in their home while it’s on the market, so showings need to work around your everyday life. We’ll establish a showing plan that gives buyers reasonable access while keeping the process manageable for you.

Before each showing, the goal is simply to have the home clean, comfortable and ready to make a good impression. I’ll help you understand what matters most so you’re not trying to make the house perfect every time someone walks through the door.
