It can be tempting to start with a higher price just to “see what happens.” The problem is that a new listing often receives its strongest attention during its first days and weeks on the market.
If buyers believe the home is overpriced, they may simply move on. A later price reduction can bring the property back into consideration, but some of the buyers who were most interested when it was new may already be gone.
